New electrical safety regulations – Guidance for landlords
The Electrical Safety Standards for Private Tenancies Regulations (Northern Ireland) 2024 will apply to all tenancies from 1st December 2025.

Landlords must provide an ‘Electrical Installation Condition Report’ (EICR) to their tenants and to the local council, if requested. An EICR must be provided by a certified electrician after the property’s hardwired electrical installation (i.e. electrical wiring, sockets, fuse boxes and other fixed electrical parts) has successfully passed an inspection. An EICR is valid for a five-year period.
If the inspection identifies an electrical fault, the landlord must take remedial corrective action to ensure the property is compliant with the Electrical Safety Standards Regulations. Once all remedial work has been completed, this must be signed off by an electrician.
